The Challenge

This prestigious mixed-use property has an excellent location on the Grands Boulevards in Paris. It was constructed in the 1930’s to house Zurich Insurance’s Parisian headquarters and comprises 13,500 sq.m of office space. The main tenant is now BNP. There is also 2,800 sq.m of retail space and 400 sq.m of residential space.

The Solution

Within a tight timeframe, Cushman & Wakefield developed quality marketing materials in order to emphasize the strengths of the property and notably its architecture, excellent visibility and rental conditions.

Furthermore, despite the property’s location just outside the traditional CBD of Paris and the relatively high investment volume, the securely let long-term lease to its main tenant along with the potential rental upside of both the retail and office space, were highlighted to investors.

The Results

Cushman & Wakefield identified a selection of potential purchasers able to meet the expectations of the vendor, who in the end, was even able to benefit from a significant fiscal advantage.
