EPADESA - A comprehensive zoning and development plan for La Défense between 2010 and 2030

The Challenge

Faced with numerous projects and in-depth studies on the entire La Défense district, EPADESA wished to gain an overall view of its commercial offering and to have at its disposal a document constituting a reference for its development over the next 20 years.

The plan to renew the La Défense will radically alter the district's townscape and thus have an impact on the existing commercial fabric, which will have to be adapted to its future environment.

The Solution

1st phase: Diagnose the existing commercial offering in terms of both the composition and the organisation and state of play of the projects in progress in the district (Carpe Diem, Air2, D2, Majunga, Tour Phare, Trinity etc.)

2nd phase: Conduct an economic impact study and define the major development challenges. This identified the actions required at district level and was particularly helpful for benchmarking the commercial offering of other international business districts

3rd phase: Development of a strategy with a view to reclassifying the existing centres, exploring in particular the conditions and procedures for implementing this reclassification.

The Results

This prospective vision provides the EPADESA with a framework document that can be referred to by the architects and planning teams in charge of the current and future projects and in-depth studies on La Défense. It helps establish a coherent, long-term offering across the district. C&W continues to support EPADESA in its strategies and in analysing development schemes within La Défense.
