The development of the Rive Ouest area at Pacé, where Cora and Ikea are currently located, in order to create a regional shopping site reference. In this context, Rennes Métropole has launched a consultation in order to develop 20 hectares dedicated to shops.
To have a better understanding of the possible program as part of this transaction, Rennes Métropole wanted to have a global vision of a refined project. Indeed, many issues led to conduct an expertise including :
- An objective radiation and differentiation to combine with respectful integration into existing commercial framework of the town of Rennes,
- An area with a changing competitive environment ,
- A Programmatic and functional complementarity with the commercial equipment on the site organization,
- Phasing in time commercial developments with a need to articulate overall vision of the site.
Cushman & Wakefield has put its expertise at the disposal of Rennes Métropole and its partners to define an overall business plan incorporating the necessary conditions for development.
Phase 1: Making a diagnosis of the existing commercial area of Ikea Pace in terms of the composition and the organization and economic diagnosis across the city and perimeter
Phase 2: Conduct a study of economic potential and definition of development issues to define the developable programming based on benchmark
Phase 3: Validation of a scenario to define the program and potential spaces organizations as well as the elements of operational and financial aspects.
The mission identified the positionings, the types of activities, urban forms and defines the commercial program to be carried out under the new operation. It has served as a basis for consultation with operators allowing to retain the Compagnie de Phalsbourg in July 2013 for a development in 2017.
